Lot rent is considered a land lease. Each tenant will own their own home and lease the land that it sits on from the community. The community does not own any of the homes in the park. They are all privately owned by the tenants and the upkeep and maintenance of the homes is the owners responsibly. We provide the service to the homes in the community.

When you first move into the park and again at the first of every year you will be given a new lease. The lease will include the following items:
Water is included in the lot rent. We have been very fortunate to have excellent water that is tested monthly for quality. We work closely with the New York State Department of Health and abide by all rules and regulations. We have 2 deep wells on the property and they supply the water to the community. Since water is a finite resource we ask tenants to monitor water usage and not over tax the resource we all share.
Sewer is another thing that is included in lot rent. Each pad has it’s own septic system and leach field. When a new home is placed the septic system is inspected and pumped out prior to the new tenant moving into the park. Once every 3 years the system will need to be pumped out and that is the responsibility of the tenant to pay for that service. The park will arrange for the service to be preformed and the tenant will receive a bill from the community. Once a person moves out of the park the system will also need to be pumped out and will be the responsibility of the tenant.
Rent will vary based on a few different factors. The biggest factor for the lot rent is the size of the pad.
The short answer is yes. Expenses to the community never go down and only go up. Expect to have a 3% annual increase to you lot rent every year.
The community pays the property taxes for the land and school tax each year. You will not get a separate tax bill school and tax.
Yes – you can apply for the STAR credit directly with New York State and receive your STAR credit even though the community is paying the property taxes.
