What is included with lot rent?

Lot rent is considered a land lease.  Each tenant will own their own home and lease the land that it sits on from the community.   The community does not own any of the homes in the park.   They are all privately owned by the tenants and the upkeep and maintenance of the homes is the owners responsibly.   We provide the service to the homes in the community. 

Services included:

    • Private water system to supply water to the home
    • Use and connection to an individual septic system
    • Snow removal to the main roads
    • Property taxes for the community (not including your personal property)
Will I have a lease?

When you first move into the park and again at the first of every year you will be given a new lease.   The lease will include the following items:

  • Address that the home sites on that you are leasing from the community
  • Services included
  • Rules and regulations of the park
  • Monthly Lot Rent
  • Names of all tenants residing in the home
  • Length of the lease agreement
  • Responsibilities of the Tenant
What am I responsible for?
  • Being a good neighbor – It’s important that the community members respect each other. That means allowing everyone to have quite enjoyment of their home and no one tenant will diminish the overall quality of life.  Things like no loud music/parties late at night or diving to fast through the community. 
  • Keeping Trash in appropriate bins
  • Lawns needs to be mowed and in good condition
  • Snow removed from parking spaces and walkways to homes
  • General maintenance and upkeep to the homes – just like any home there is maintenance that needs to be performed. Keeping things freshly painted or stained. Stairs or porches need to be in good conditions. Decks need to be washed and stained. Skirting around the homes needs to be washed and in good general condition.  
Do I pay for water?

Water is included in the lot rent. We have been very fortunate to have excellent water that is tested monthly for quality.   We work closely with the New York State Department of Health and abide by all rules and regulations.   We have 2 deep wells on the property and they supply the water to the community.   Since water is a finite resource we ask tenants to monitor water usage and not over tax the resource we all share.

Do I pay for sewer?

Sewer is another thing that is included in lot rent. Each pad has it’s own septic system and leach field.   When a new home is placed the septic system is inspected and pumped out prior to the new tenant moving into the park.   Once every 3 years the system will need to be pumped out and that is the responsibility of the tenant to pay for that service.   The park will arrange for the service to be preformed and the tenant will receive a bill from the community.   Once a person moves out of the park the system will also need to be pumped out and will be the responsibility of the tenant. 

How much is lot rent?

Rent will vary based on a few different factors.   The biggest factor for the lot rent is the size of the pad.  

  • Singlewide lot – We have pads that will accommodate a singlewide home and tend to be longer and more narrow. These lots will be less expensive but will offer the same amenities. 
  • Multi-Section lot – These lots tend to be wider lots that can accommodate a multi-section home. These lots will be more expensive than a singlewide but will allow for larger homes and more space. 
Will the lot rent go up every year?

The short answer is yes.   Expenses to the community never go down and only go up.  Expect to have a 3% annual increase to you lot rent every year.  

Do I pay property taxes?

The community pays the property taxes for the land and school tax each year. You will not get a separate tax bill school and tax.

Can I still receive a STAR credit?

Yes – you can apply for the STAR credit directly with New York State and receive your STAR credit even though the community is paying the property taxes.
